While buying a home is usually fairly uniform across areas, prices, and home sizes, EVERY single real estate transaction is as unique as the people in them. When you hire me, I will help you to design your very own list of next steps that is unique to your situation… when I’m your Realtor, you won’t need to worry about what comes next- you’ll already be ready for it!

A large portion of our real estate market is in property management- the leasing of privately-owned properties. While Robins Air Force Base is our largest employer, Houston, Peach, Bibb, Bleckley, and Pulaski counties all offer plenty of career opportunities that keep our economy thriving. I represent many property owners who trust us to keep their homes rented and well-maintained. I also enjoy connecting tenants with properties in our market- when you buy an investment property, you’ll have me with you throughout your ownership.

The short answer is yes. But the actual answer is it depends on the situation. So much goes into the value of a home: its condition, the market, the economy, and so much more.

As your agent, I show you how to be a buyer who thinks like a seller. In doing so, you’re able to anticipate future problems with the home that could affect its value. You can look at location, upcoming economic shifts and neighborhood activity, plus home amenities to see how the value will weather any storm. So while your home may depreciate during a down market, you can make choices now that can protect its viability: condition, amenities, features, and so much more can be controlled by the homeowner to maximize value.

It can be! In a thriving economy, the cost to build a new home will be more expensive because materials are more costly. However, new homes take at least a few months to build, so it’s not always an option for buyers needing something immediately. For this reason, new construction can really compete with resale homes because they both have different costs and benefits. A professional agent can help you weigh your options in your specific situation so that you’re confident in your decision.

In the most simple terms, a broker is an individual (or entity like a brokerage) who is legally permitted to bring two parties together for their mutual benefit. Home sellers need to sell, and home buyers need to buy. A broker helps keep all parties within legal boundaries, helps keep focus on the transaction/goal, and negotiates on their client’s behalf with their best interest in mind. 

If you are a client, your broker owes you complete confidentiality- nothing you say can be shared without your express permission.

If you purchase a property putting less than 20% down on the loan, your lender will establish an escrow account for you. Your monthly mortgage payment will include taxes and insurance (the lender predicts your taxes and insurance cost and divides it into 12 payments), and your escrow account will pay those items for you. It’s usually a good idea to call the tax commissioner and your homeowners insurance company to verify payment is made, just to verify.

That depends entirely on who your lender is and what kind of loan you’re getting. The average is about 35 days for a loan. Conventional loans do not usually take that long, while FHA or VA loans may take a little longer. Ask your lender for their average days from contract to closing.
